Inside the house too

The leak doesn't stop at the foundation. Neither do we.

If the meter test says the leak is inside, the job changes but the company doesn't. A thermal camera reads the warm plume of a hot-side leak through drywall or a slab, an acoustic contact sensor hears the escape, and moisture meters trace a stain back to its source. One opening at the mark, a repair by our licensed plumbers, and the wall patched. When the material is done, galvanized, polybutylene or copper that keeps pinholing, we repipe the house in PEX and replace the buried service line in the same project.

Our interior work is the water supply system: leak detection, repair, replacement and installation of water lines. Fixtures, drains and water heaters are a plumber's everyday work, and we'll tell you when that's what you need.

Commercial & multi-family

The system behind your master meter is yours.

Condos and HOAs, apartment communities, retail centers, industrial sites, campuses, mobile home parks, marinas, senior living. Private mains between buildings, master-meter bills nobody can explain, risers and recirculation loops leaking into tenant spaces, flooded common areas at midnight, storm lines crushed under truck traffic. We quantify the loss overnight, trace the system nobody has a drawing of, locate the break, fix it with the site secured, and hand the board or owner a written report with photos.

Our process

Detect. Expose. Repair. Restore.

The order is the method. Everything we do is built around locating the break first so the excavation is small, in the right place, and finished the same day.

01 / 04

Detect

Confirm the loss at the meter or the well, trace the line's real route, then listen with the acoustic ground microphone and narrow with the correlator. Mark the break.

02 / 04

Expose

Utility locates called. Tarps and plywood down. Hand tools or the mini excavator opens the ground at the mark, and only at the mark. Pumps if the pit fills.

Brass compression fitting joining new blue PEX water line to an existing supply pipe in an open trench
03 / 04

Repair

The failed section replaced in PEX or HDPE with buried-rated brass or stainless fittings, pressure tested before backfill. Full replacement when the pipe is done.

Gravel side-yard path with round stepping stones fully restored after a water line replacement
04 / 04

Restore

Gravel bedding, compacted lifts, tracer wire. Lawn regraded, gravel raked, beds rebuilt, pavers reset. Water on. Site clean.

Why the ground matters

Kitsap soil hides leaks. We listen for them.

The peninsula sits on glacial till with a hardpan layer a foot or two down. Water from a leaking pipe can't go through it, so it travels sideways along the hardpan or the pipe trench and surfaces fifty feet from the break, or in the sandy outwash around Silverdale, Poulsbo and Kingston it never surfaces at all. Digging where the water appears is the most expensive mistake a homeowner can make.

Acoustic leak detection doesn't care where the water came out. Pressurized water escaping a pipe makes a sound that travels along the pipe and up through the ground. A ground microphone hears it, a correlator calculates where it is, and we dig there.

  • Licensed, bonded and insured Washington general contractor with licensed plumbers on the team for interior water lines.
  • Straight repair-or-replace advice made with the pipe in your hand, not from the driveway.
  • Restoration is part of the job: bedding, compaction, regrading, gravel, beds, pavers.

FAQ

Questions we get asked

How do you find a leak without digging up the yard?
With an acoustic ground microphone that listens for pressurized water escaping the pipe and a leak noise correlator that calculates the break's position between two sensors. We mark the spot, then dig once, there.
Do you do the repair or just find the leak?
Both. We locate, excavate with our own mini excavator, repair or replace the line in PEX or HDPE, and restore the lawn or driveway. One crew, start to finish.
Are you really available 24/7?
Yes. We answer the phone around the clock and carry pumps and lights for night work. A lot of our emergency work happens after dark.
What areas do you cover?
All of Kitsap County, from Hansville and the Hood Canal Bridge to Olalla, plus Bainbridge Island and dedicated trips to Port Townsend.
Do you work on water lines inside the house?
Yes. Interior leak detection with thermal imaging and acoustic sensors, interior water line repair, whole-house repipes and new water line rough-ins, done by the licensed plumbers on our team. We don't do fixtures, drains or general plumbing; our interior work is the water supply lines.
Are you licensed, bonded and insured?
Yes. 360 Leak Finders is a Washington State registered general contractor, L&I license UPPERLE788KZ, bonded and insured, with licensed plumbers on the team for the interior work. It's all verifiable on the L&I contractor lookup.
Do you handle exterior drains?
Yes. Footing drains, French drains, downspout lines, yard drains and failed exterior drain lines. Exterior drain work in Washington is excavation and drainage work, and it's a core part of what we do.

Something underground isn't right?

We answer 24 hours a day. We locate before we dig, and we handle the whole job with our own crew and equipment.
