Condominiums & HOAs

Private mains between buildings, master-meter bills paid by the association, and a board that needs documentation. We work with HOA boards and their managers across Kitsap County.

Caution tape around a flooded lawn with a pump running in the excavation

A condominium complex owns everything behind the master meter: the private main that runs between buildings, the branches into each one, the valves, and the irrigation that waters the common areas. When any of it leaks, the association pays the bill, the board has to approve the fix, the manager has to coordinate it around residents, and everyone wants to know whether it's going to happen again. We've worked main breaks at Kitsap condo complexes at midnight under tripod lights and we've done the quiet overnight investigations that keep those nights from happening.

The HOA complexes around Silverdale, Bremerton, Port Orchard, Poulsbo and Bainbridge were largely built from the 1970s through the 1990s, which puts their private mains at the end of expected life at the same time. The pattern of one break, then another, then a third is a main telling the board what it's made of. Our role is to find the leak fast when it happens, fix it with the site secured, and give the board a written assessment with photos that turns the next one from an emergency into a planned replacement in the reserve study.

What usually goes wrong, and what we do about it

A master bill that climbs with no change in occupancy

An overnight master-meter investigation puts a number on the loss and attributes it to the main, a building or irrigation before any repair is approved.

A flooded common area at night

Immediate dispatch with pumps, lights and the excavator; site secured, water stopped, break located and repaired, buildings back on the same night in most cases.

No drawing of the private mains

A property-wide locate produces the site plan with valves and shutoffs that every future emergency and project starts from.

A main that has failed more than once

A condition assessment and a phased replacement plan in continuous HDPE, scheduled for the dry season with residents notified.

Irrigation running the meter all summer

Irrigation isolated and the mainline and valve network traced and located; weeping valves found and fixed.

FAQ

Condominiums & HOAs: questions

Who do you work with at the association?
The manager day to day, and the board for assessments and replacement decisions. Reports are written for the board and the insurer.
Can you present at a board meeting?
Yes. A condition assessment and a phased replacement plan are easier to approve when the board can ask questions.

Something underground isn't right?

We answer 24 hours a day. We locate before we dig, and we handle the whole job with our own crew and equipment.
