Apartment Communities

Owner-paid water, long private mains, and tenants who notice pressure drops first. Fast diagnosis, after-hours repairs, and documentation for the owner.

An apartment community's water system is the owner's expense from the master meter in, and tenants are its early warning system: pressure complaints from the far building, a wet patch they walk past daily, a parking island that's always soggy. The owner or management company needs the problem found and fixed with minimal disruption, documented for the file, and prevented from recurring. That's exactly the shape of what we do.

Most apartment sites on the peninsula, in Bremerton, Silverdale, Port Orchard and Poulsbo, date from the same 1970s-to-1990s build-out as the condos, with the same aging private mains. We investigate chronic losses overnight so tenants aren't affected, respond to breaks at any hour with the site secured, and handle the excavation and repair with our own crew so there's no second contractor to schedule. The written report with photos goes to the owner for the file and the insurer, and the assessment of the rest of the main goes into the capital plan.

What usually goes wrong, and what we do about it

Pressure complaints from one building

Attribution at the building shutoffs and a locate on the branch; usually a single repair.

A water bill that doesn't match occupancy

An overnight master-meter investigation, with irrigation and buildings isolated, before approving repairs.

A break during business hours in a drive aisle

Site secured, lane kept open where possible, break located and repaired, asphalt patched.

Repeated repairs on the same main

A phased replacement plan that keeps most of the site in water during the work.

FAQ

Apartment Communities: questions

How much notice do tenants get for a shutoff?
For planned work, whatever the owner's policy requires; we schedule the window. For emergencies, the water is already off and the goal is getting it back on tonight.

Something underground isn't right?

We answer 24 hours a day. We locate before we dig, and we handle the whole job with our own crew and equipment.
