The water system behind your master meter is yours. We find what's wrong with it.

Private mains between buildings, master-meter bills nobody can explain, flooded common areas at midnight, slabs that stay wet, storm lines crushed under truck traffic. For HOAs, property managers, owners and facilities staff across Kitsap County: quantify, trace, locate, fix, document. One crew, 24 hours a day.

We know what your kind of site does

A condo complex, a mobile home park and a warehouse fail differently. Pick yours.

Condominiums & HOAs

Private mains between buildings, master-meter bills paid by the association, and a board that needs documentation. We work with HOA boards and their managers across Kitsap County.

Apartment Communities

Owner-paid water, long private mains, and tenants who notice pressure drops first. Fast diagnosis, after-hours repairs, and documentation for the owner.

Retail Centers & Office Buildings

Leaks under parking lots and slabs, storm drains that pond, and tenants who can't close for a dig. Located first, opened once, scheduled around business hours.

Industrial & Warehouse

Large-diameter mains, fire service lines, slab-on-grade buildings and heavy truck traffic over everything. Located accurately, excavated safely, restored to carry loads.

Churches, Schools & Campuses

Multi-building sites with old mains, big lawns, irrigation and a budget that needs a number before a repair. Investigated quietly, fixed on a schedule.

Mobile Home & RV Parks

Long private mains with dozens of service taps, shallow lines, and a park owner paying the master bill. We find the tap that's leaking without digging up the street.

Marinas & Waterfront Facilities

Water lines along docks and bulkheads, high water tables, saturated ground that hides everything, and tidal influence on when a leak shows. Located acoustically, repaired with the shoreline in mind.

Medical Offices & Senior Living

Buildings that can't lose water or close a corridor. Non-disruptive locating, after-hours work, and repairs planned so the building stays in service.

How a commercial job runs

Quantify. Trace. Locate. Fix. Document.

  1. Quantify at the master meter, overnight, with buildings and irrigation isolated. A gallons-per-day number before anyone approves anything.
  2. Trace the private mains, branches, valves and irrigation. Most sites get their first accurate drawing out of this step.
  3. Locate acoustically with a correlator across the long runs and a ground microphone at the mark. One spot, with a depth.
  4. Fix with our own excavator and crew, the site secured, residents informed, water restored on a known timeline.
  5. Document with a written report, photos and a candid note on the rest of the system, for the board, the owner and the insurer.

FAQ

Commercial questions

Who owns the water system behind the master meter?
The property owner or the association. The utility's responsibility ends at the master meter; the private mains, branches, valves, irrigation and drains after it are the site's to find, fix and replace.
Can you work without disrupting tenants or residents?
Locating is done with the system pressurized and investigations run overnight. Shutoff windows for repairs are scheduled with the manager and announced. Emergencies are the exception, and there the goal is water back on the same night.
Do you provide documentation?
Every job ends with a written report with photos: what was found, where, what was done, and the condition of the rest of the system, written for the board, the owner and the insurer.
Do you do the excavation and repair, or only the locate?
Both. We own the mini excavator and the crew, so the locate, the dig, the repair and the restoration are one job with one company accountable.
What about fire sprinkler mains?
We locate leaks on underground fire service mains and do the excavation and backfill at the repair point. The system-side repair, impairment notice and retest are coordinated with the fire protection contractor.
