Bainbridge Island: Why Is My Crawlspace Wet Every Winter?

Standing water or saturated soil under the house, usually from November to May. Five causes, checked in the right order.

Around Winslow and Agate Pass the wet crawlspace call is familiar: a sagging driveway over a hidden break, no obvious cause, housing from mid-century cabins, 1970s acreage and 1990s-to-2010s custom homes. The usual suspect is rigid PVC on long driveways in clay that sticks to the bucket, and the usual fix starts with a locate, not a shovel.

Why this happens in Bainbridge Island

Downspouts dumping at the foundation: a 2,000-square-foot roof sheds over a thousand gallons in an inch of rain. In Bainbridge Island that usually means rigid PVC on long driveways near Lynwood Center, and the ground, Kitsap Formation clay that swells and shrinks, decides how far the water travels before you see it.

The second thing we rule in or out is a silted or outlet-less footing drain. Corrugated pipe laid in native soil without fabric silts shut in a few decades, and the daylight outlet is usually buried or crushed. It's common enough on custom-home acreage off Highway 305 that we never skip it.

Don't overlook grading that slopes toward the house. Decades of landscaping and settled backfill often reverse the slope in the first few feet around the foundation. On Bainbridge Island properties from mid-century cabins, 1970s acreage and 1990s-to-2010s custom homes it comes up more than you'd think.

Before you call

Downspout lines that end in the clay next to the foundation are common.

What you can check yourself on shared easements through second growth: find the footing drain outlet and see whether it's flowing. Note which side of the crawlspace the water enters from. If you get that far, we'll pick it up from there with filter fabric and clean and perforated PVC or HDPE.

What happens next

In Bainbridge Island the work that follows the diagnosis is footing drain repair, and it runs in order: excavate the foundation, remove and replace, outlet. HDPE under paved parking pads in till on the island interior sets the pace on 300- to 600-foot private drives; the sequence doesn't change.

Our Bainbridge Island coverage for wet crawlspace runs Fort Ward, Battle Point, Port Blakely, Manzanita and everything between. We're based in Central Kitsap, across the Agate Pass Bridge from the Kitsap side, with filter fabric and clean and pumps on the truck.

FAQ

Wet crawlspace in Bainbridge Island: questions

Why does wet crawlspace seem worse in Bainbridge Island than elsewhere?
Clay that sticks to the bucket under sloped waterfront lots at Port Blakely either hides water or carries it somewhere misleading, and rigid PVC on long driveways from mid-century cabins, 1970s acreage and 1990s-to-2010s custom homes fails quietly. Together they make wet crawlspace slow to notice.
Can you come after hours for wet crawlspace near Manzanita?
Yes. Lights, pumps and filter fabric and clean ride on the truck, and across the Agate Pass Bridge from the Kitsap side.
Will the City of Bainbridge Island, Kitsap PUD or a community system come out for wet crawlspace?
They'll confirm meter movement and sometimes adjust a bill after a documented repair. Diagnosing and fixing the private line in bluff soils above Eagle Harbor under shared easements through second growth is the owner's job, which is where we come in.
Do I need to dig before you arrive?
Please don't. On 300- to 600-foot private drives the cause of wet crawlspace is rarely under the visible water, and an open hole in till on the island interior is a hazard. We excavate the foundation first.
Could wet crawlspace be something inside the house?
Sometimes. The meter test with the house isolated settles it in minutes, and if it's indoors we point you to a plumber instead of digging shared easements through second growth.
